1. A provisional booking date may be held by telephone or e-mail and will be held for five days pending receipt of a completed booking form and full deposit or payment as appropriate. Only the persons named on the booking form are allowed to stay in the villa. Florida State Law prohibits subletting, sharing or assigning. Any persons not shown on the booking form will be asked to leave by our management company.

2. A deposit of £ 100.00 per week is required with the completed booking form. Confirmation of booking will normally be made within seven days of receipt of deposit. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full rental amount due.

3. Final Payment. Final Payment is due 8 weeks before departure otherwise the deposit will be forfeit or if the booking is less than 8 weeks ahead, Final Payment is due with the booking form.

4. Security Deposit. A security deposit of £200 is required with the final payment to cover breakage or damage during your stay. This will be refunded 14 days after you leave pending a satisfactory report from our Management Company.

5 Cancellations. A booking may be cancelled at any time but must be made in writing. The following charges will apply.
Cancelled more than 8 weeks before departure-Deposit Forfeited
Cancelled 4 to 8 weeks before departure-50% of the total cost forfeited
Cancelled less that 4 weeks before departure-100% of the total cost

6 Bookings commence at 4pm on the day of arrival and end at 10am on the day of departure.

7 Bookings from single sex parties will not be accepted

8 Amendments to the booking can be made at any time up to departure including adding or subtracting names from the booking form subject to our terms and conditions. An administration fee of £10 will be charged for this and the fee should accompany any request. The request should be in writing.

9 Pets are not permitted in the villa or anywhere on the property.

10 Smoking is not permitted in the villa, it is permitted on the pool deck and in the garden/barbeque area.

11 If Pool Heating is required, this must be requested on the booking form. Pre payment is required and this must be paid with the final payment. The owner cannot guarantee the pool temperature, as this will depend on circumstances beyond our control. E.g. prevailing weather conditions and use of the thermal pool blanket. Pool heat purchased from our management company will be charged at a different rate which we have no control over.

12 The owner or his agents do not accept any liability for death, personal injury, accidents, loss or damage to persons or personal effects how ever caused. Additionally the owner or his agents do not accept any responsibility for loss, damage or changes caused by “force majeure” e.g. strikes, war, threat of war, terrorism, airport closures, weather conditions or other events outside our control. You are advised to take out adequate insurance to cover you against this.

13 It is the adult members of the parties responsibility ensure safety of any children specifically around the pool and kitchen area’s

14 Any advice given by the owners about where to book any travel, car-hire, insurance, show tickets, food, etc is “in our experience”. We make no recommendation as to the conduct or reliability of any person or company in the future.

15 In the unlikely event of a complaint during your stay, please direct it in the first instance to our management company, if the matter is not resolved locally then the customer must follow up the complaint in writing within 7 days on your return home at the end of the rental period.
